Banana Island Property Prices in 2026: What Buyers Should Expect

A data-led guide to apartments, maisonettes, duplexes, mansions and land in Banana Island, Lagos — built from current advertised asking prices rather than assumptions.

Banana Island is one of Lagos' most tightly held residential markets, but there is no single “Banana Island price.” A three-bedroom apartment, a four-bedroom maisonette, a five-bedroom detached house and a waterfront development plot can sit in completely different pricing brackets.

To give buyers a more realistic picture, AOP Homes reviewed current asking-price advertisements across apartments, houses, duplexes, maisonettes, penthouses and land. The figures throughout this guide are advertised asking prices, not completed transaction prices, and should be used as a market guide rather than a valuation of any particular property.

We researched the market so you do not have to guess.

These are observed asking prices from current advertisements, not AOP Homes valuation estimates. Our market tracking also shows area-wide averages of approximately ₦1bn for flats and ₦4.5bn for houses, while the residential-land average of approximately ₦7.8bn per listing is heavily affected by very large parcels and should not be read as the price of land in Banana Island.

Chapter 00

Work out what you should realistically budget

Choose a property category or a plot size and see the asking evidence, the recurring costs and the additional items that belong in a Banana Island budget.

Tool 01 — Property budget

What should I budget?

Observed asking range

₦720M – ₦1.6B (USD listings around $800k – $1.4M)

Buying completed
You are paying for land, a completed building, existing amenities, location, condition and immediate possession. Inspect the property and its systems directly.
Recurring and additional costs
Service charges vary by building; one current 4-bedroom listing separately states ₦9,000,000.
What the listings showed
Observed across furnished, serviced, waterfront and off-plan advertisements.

Budget separately for legal fees, title verification and searches, survey confirmation, registration and documentation costs, agency fees where applicable, furnishing and, for houses, immediate maintenance. These vary by transaction and should be confirmed for the specific property.

Tool 02 — Land & development

If you plan to build

Indicative land capital

₦3.30bn

1,000 sqm at ₦3,300,000 per sqm, based on observed advertisements.

  • Land capital is only the beginning: professional fees, approvals, foundations, construction and finishing follow.
  • Waterfront and reclaimed plots can carry additional shoreline, drainage and foundation considerations.
  • Confirm the exact survey size — a stated area and the survey do not always agree.
  • Large parcels distort area-wide land averages; compare like-for-like plot sizes.

Chapter 01

Apartments: the entry point into the island's luxury market

For buyers who want the address without acquiring an entire detached house, apartments provide the broadest range of options — and the widest spread within the same bedroom count.

Three-bedroom apartments

  • ₦720 million for a furnished three-bedroom in Mojisola Onikoyi Estate, with Lagos Lagoon and Ikoyi Bridge views.
  • ₦1.6 billion for a three-bedroom with BQ, swimming pool, gym and concierge.
  • $800,000 for a three-bedroom waterfront apartment, advertised off-plan.
  • $950,000 for a fully serviced three-bedroom, with higher floors advertised higher.
  • $1.3m–$1.4m for larger luxury waterfront three-bedrooms with BQ and extensive amenities.

A buyer should not assume that “three bedrooms in Banana Island” equals one market price. Floor, view, development, condition, furnishing, BQ, service level and waterfront access can all materially change the asking price.

Four-bedroom apartments

  • ₦1.2 billion for a four-bedroom apartment.
  • $1.1 million for a four-bedroom with ocean view.
  • $1.2 million for a four-bedroom high-rise residence.
  • $1.25 million for a four-bedroom with BQ and building facilities.
  • $1.5 million for a four-bedroom luxury apartment with two staff quarters.
  • ₦2.5 billion for a 511 sqm four-bedroom with two BQs.
  • ₦4.5 billion for a fully automated four-bedroom maisonette with two BQs.

That last example illustrates an important distinction: a four-bedroom apartment and a four-bedroom maisonette should not automatically be compared as equivalent products.

Chapter 02

Maisonettes and premium residences

The upper end of the apartment market begins to overlap with the house market.

One current four-bedroom maisonette is advertised at ₦2.5 billion, with waterfront views, private elevator, BQ, swimming pool and gym. Another highly automated four-bedroom maisonette is advertised at ₦4.5 billion, with two BQs, cinema, gym and spa facilities.

This is where buyers need to look beyond bedroom count. Two properties can both be advertised as “4-bedroom” while representing very different propositions.

  • Floor area
  • Private outdoor space
  • Waterfront exposure
  • Number of living areas
  • Boys' quarters
  • Private elevator
  • Parking
  • Home automation
  • Amenities
  • Service charge
  • Construction quality
  • Title and documentation

Chapter 03

Duplexes: expect billions, not hundreds of millions

The detached and terraced house market moves into a different pricing bracket.

Terraced

₦3.5bn

A current five-bedroom terraced duplex, with swimming pool, gym, private cinema, elevator and automated gate.

Detached

₦4.5bn – ₦5.5bn

  • ₦4.5bn — five-bedroom detached on approximately 540 sqm.
  • ₦5bn — five-bedroom private residence.
  • ₦5.5bn — five-bedroom with swimming pool and two BQs.
  • $2.2m — five-bedroom detached duplex on 2nd Avenue.
  • $4.5m and $5.5m — further detached advertisements.

The difference between these asking prices reinforces why a simple “average Banana Island house price” can mislead a prospective buyer.

Chapter 04

Mansions: where the market becomes highly property-specific

At the ultra-luxury end, the market becomes less about bedroom count and more about land, architecture, waterfront position and private amenities.

One current listing advertises a five-bedroom waterfront detached mansion at $8.5 million, sitting on approximately 2,245 sqm with an elevator, swimming pool, cinema, two-room BQ and large terraces. A 5,000 sqm waterfront property with a mansion is separately advertised at $16 million.

This is fundamentally different from a standard five-bedroom house: the land component alone can be a major part of the value. Luxury mansion pricing should be treated separately from ordinary detached-house pricing.

Observed ceiling

$8.5m

Five-bedroom waterfront mansion, approximately 2,245 sqm.

$16m

5,000 sqm waterfront property with an existing mansion.

Chapter 05

Land: the most important number if you plan to build

Land allows buyers to understand what is happening underneath the completed-house prices.

Non-waterfront

  • ₦3.1m/sqm — 1,000 sqm.
  • ₦3.2m/sqm — several 1,000–1,386 sqm plots.
  • ₦3.3m/sqm — 1,000 sqm.
  • ₦3.4m/sqm — 1,000 sqm non-waterfront.
  • ₦3.5m/sqm — 1,000 sqm ready-to-build plot.

A conventional 1,000 sqm plot could therefore present advertised land prices of roughly ₦3.1bn–₦3.5bn, before acquisition costs, professional fees, development costs and other expenses.

Waterfront and large parcels

  • ₦3.8m/sqm — approximately 3,403 sqm.
  • ₦5m/sqm — 2,600 sqm direct waterfront.
  • ₦10bn — 2,245 sqm waterfront parcel.
  • ₦7bn — approximately 1,200.8 sqm at Shoreline Estate.
  • $16m — 5,000 sqm waterfront property with a mansion.
  • ₦28bn — 6,170 sqm parcel.

The takeaway is not that every plot costs the same. It is that current advertised land values cluster in the multi-million-naira-per-square-metre range, with position, size, title and development potential affecting the asking price.

Chapter 06

Off-plan and completed property should not be compared by price alone

One current three-bedroom apartment is advertised at $800,000, but the listing describes it as off-plan, approximately 232 sqm, with a 36-month expected completion period and staged payments.

Completed property

You are primarily paying for land, a completed building, existing amenities, location, condition and immediate possession.

Off-plan property

You are buying future accommodation, development execution risk, a payment-plan structure, an expected completion date and a developer track record.

The two should be analysed separately. Our off-plan due diligence guide sets out the checks that belong before any deposit is paid.

Chapter 08

Why Banana Island prices vary so much

Bedroom count alone does not tell a buyer whether an asking price makes sense.

01

Land component

Particularly significant for detached houses and mansions.

02

Waterfront position

Direct waterfront, lagoon views and access distinguish otherwise similar properties.

03

Floor area

A 500+ sqm four-bedroom is a different product from a compact four-bedroom.

04

Development

A newer boutique building may be priced differently from older stock.

05

Amenities

Pools, gyms, lifts, cinemas, concierge and private jetties affect pricing.

06

Condition

Completed, newly built, renovated, tenanted and distressed properties are not comparable.

07

Title

The advertised title and underlying documentation require independent verification.

08

Service charges

For apartments, the purchase price is only part of the ownership equation.

Chapter 09

These are asking prices, not transaction prices

AOP Homes does not present listing prices as if they were verified sale prices. This research measures what sellers and agents are currently asking, not what buyers ultimately paid after negotiation.

That distinction matters in a market where listings are variously described as negotiable, distress sales, direct instruction, off-plan, developer sales, owner sales, furnished, tenanted, completed or under construction.

The figures provide a current market guide, not a formal valuation. A specific property's value should be assessed on its location, land component, size, condition, title, development, amenities and comparable transactions.

AOP Homes Advisory tracked 526 flat listings, 1,408 house listings and a substantial land inventory for Banana Island on the research date. These are listing counts rather than a verified count of unique properties.

Chapter 11

Questions buyers ask

What is the cheapest property in Banana Island?

Among current advertisements, the lowest observed apartment asking price in our review was ₦720 million for a furnished three-bedroom apartment in Mojisola Onikoyi Estate. This is an asking price at a point in time and availability changes.

How much does land cost in Banana Island?

Current advertisements commonly sit around ₦3.1m–₦3.5m per square metre for non-waterfront plots, with waterfront examples around ₦3.8m–₦5m per square metre and a corner-piece example at ₦6m per square metre.

Why do two four-bedroom apartments have very different prices?

Bedroom count alone does not describe the product. Floor area, floor level, waterfront position, development, amenities, BQs, private lift access, condition, title and service charge all affect the asking price.

Are these confirmed sale prices?

No. These are advertised asking prices observed in current listings. They are not completed transaction prices, and many listings are described as negotiable, direct instruction, off-plan or developer sales.

Should I compare off-plan and completed property by price alone?

No. A completed property delivers land, building, amenities and immediate possession. An off-plan purchase involves future accommodation, development execution risk, a payment structure and a developer track record.

Does AOP Homes value property?

This guide is a market orientation, not a valuation. A specific property should be assessed on its own location, land, size, condition, title, development, amenities and comparable evidence.
