Lagos Luxury Property Prices: What Buyers Should Expect in 2026

Lagos luxury property is not a single market. Location, development, size, specification, title, views and amenities can create substantial differences in pricing — even within the same neighbourhood.

Lagos luxury property in 2026 is not a single market.

A two-bedroom apartment in Oniru, a three-bedroom residence in Ikoyi, a penthouse in Eko Atlantic and a waterfront home on Banana Island may all fall under the broad description of ‘luxury property’, but they occupy very different price segments.

For buyers entering the market today, the more useful question is therefore not simply ‘How much does luxury property cost in Lagos?’ but:

“What should I expect to pay for the type of property I want, in the location I want, and what explains the difference?”

Current market data shows a wide spread in asking prices across Lagos. At the upper end of the market, larger residences in prime neighbourhoods can move well beyond ₦1 billion.

The important point is that location, development, size, specification, title, views and amenities can move the price substantially within the same neighbourhood.

Market context

The 2026 Lagos Luxury Market at a Glance

Lagos luxury residential property is fragmented into different sub-markets.

A buyer comparing Oniru, Core Victoria Island, Eko Atlantic, Ikoyi and Banana Island is not comparing identical products. Development age, land scarcity, building specification, infrastructure, views, amenities and location can all materially affect pricing.

There is no single ‘Lagos luxury property price’. There are different markets within the market.

Market 1

Oniru: A Relatively Accessible Entry into Prime Island Living

1-bedroom
₦165M–₦250M
2-bedroom
₦300M–₦500M
3-bedroom
₦400M–₦700M
4-bedroom
₦680M+

Oniru is positioned within the Victoria Island/Lekki corridor, offering access to Victoria Island while remaining convenient to Lekki Phase 1.

Oniru generally provides some of the more accessible entry points within the broader prime Victoria Island corridor, although individual properties vary considerably.

Development, floor, views, amenities, parking, building infrastructure, age and specification can all materially affect an individual asking price.

Market 2

Core Victoria Island: Established, Central and Increasingly Varied

1-bedroom
₦175M–₦300M
2-bedroom
₦450M–₦800M
3-bedroom
₦500M–₦1.1B+
4-bedroom
₦750M–₦1.5B+

Victoria Island should not be treated as one homogeneous property market. Street, development, building age, floor, views, amenities, finishes and building management can produce substantial differences.

An average market figure should not be treated as a quotation for an individual property.

Market 3

Eko Atlantic: A Distinct Premium Market

1-bedroom

2-bedroom
₦580M–₦950M
3-bedroom
₦900M–₦2.2B+
4-bedroom
₦1.8B–₦2.0B+

Eko Atlantic is considered separately from conventional Victoria Island because its master-planned environment, newer residential developments, modern infrastructure and waterfront setting create a distinct proposition.

Building specification, amenities and views can materially change pricing. These characteristics do not automatically make a property a better investment; each residence still requires individual assessment.

Market 4

Ikoyi: Where the Upper End of the Market Becomes Substantial

1-bedroom
From approximately ₦275M
2-bedroom
From approximately ₦425M
3-bedroom
From approximately ₦675M
4-bedroom
Approximately ₦900M+

These figures are broad market indicators rather than fixed Ikoyi prices. Development, street, building age, floor area, views, specification, amenities, title and building management all materially affect an individual property.

Larger residences and properties with exceptional characteristics can sit substantially beyond these starting indicators.

Market 5

Banana Island: A Highly Specialised Luxury Market

Current pricing
Enquire for current availability and property-specific pricing.

A neighbourhood-wide average can be misleading on Banana Island. Plot size, waterfront position, built-up area, architecture, age, condition, private amenities, security, parking, title and renovation requirements can create dramatic differences between properties.

For that reason, current availability and property-specific pricing are more useful than a broad average.

Market 6

Lekki Phase 1: A Broad and Increasingly Sophisticated Market

Current pricing
Project-specific

Lekki Phase 1 contains a broad range of residential stock and should not be reduced to a single average. Development age, street, proximity to major roads, apartment size, parking, power and water infrastructure, security, amenities, finishing quality and title all matter.

Developer reputation is also relevant when assessing new developments. Project-specific pricing is more useful than a single neighbourhood-wide figure.

Market forces

Why Have Lagos Luxury Property Prices Moved So Significantly?

Construction and Replacement Costs

Construction costs and currency movements can affect the cost of bringing new residential stock to market.

Scarcity of Prime Land

Prime Island locations have finite developable land, and land costs influence the economics of each development.

Location

Proximity to business districts, hospitality, retail, schools, beaches, major roads and established residential communities can influence demand and pricing.

Price anatomy

What Actually Determines the Price of a Luxury Apartment?

01

Location

02

Development

The building’s age, design, management, infrastructure and overall delivery quality.

03

Size

Internal floor area, layout efficiency and the presence of terraces, staff quarters or ancillary spaces.

04

Floor and View

Elevation, orientation, privacy and city, lagoon or ocean outlooks where applicable.

05

The quality and durability of finishes, fittings, systems and appliances included.

06

Facilities such as pools, gyms, concierge services, common areas and secure parking.

07

08

09

Payment Structure

Deposit size, instalment timing and whether the residence is completed or off-plan.

Buyer education

How Should Buyers Interpret Asking Prices in 2026?

An asking price is not necessarily the final transaction price.

Final pricing can depend on seller motivation, property condition, payment structure, transaction timing, comparable properties, buyer demand, title position, negotiation and whether the property is completed or off-plan.

Online listing prices are useful market signals, but they should not automatically be treated as formal valuations.

Illustrative scenarios

What Can Different Budgets Open Up?

These are illustrative budget bands, not guarantees of what is available. Current listings and property-specific information should always be reviewed.

Around ₦300M

Indicative opportunities may include selected one- and two-bedroom residences in areas such as Oniru and parts of the wider Lekki corridor, depending on development and specification.

Around ₦500M

Indicative opportunities may include a broader range of two-bedroom luxury apartments and selected three-bedroom residences across parts of Oniru, Victoria Island and Lekki Phase 1.

Around ₦750M

Indicative opportunities may include more substantial three-bedroom residences across established Island locations, subject to property-specific characteristics.

₦1B+

Indicative opportunities may include substantial residences in Ikoyi, premium Victoria Island developments, larger Eko Atlantic residences and selected properties elsewhere.

₦2B+

Pricing becomes increasingly property-specific, with architecture, views, land, privacy, amenities, specification and address carrying greater weight.

Practical review

Before You Make an Offer

01

Location

Compare the exact street, access, surroundings and daily practicality—not only the neighbourhood name.

02

Comparable Properties

Review genuinely comparable residences by size, condition, building and location.

03

Documentation

Have title, approvals and transaction documents independently reviewed before committing funds.

04

Development Quality

Inspect construction, systems, common areas, management standards and completed delivery where possible.

05

Total Ownership Cost

Account for service charges, legal costs, taxes, registration, furnishing and ongoing maintenance.

06

Negotiation Position

Understand availability, payment timing, seller motivation and relevant comparables before making an offer.

Editorial conclusion

AOP Homes' View

The Lagos luxury market in 2026 is increasingly differentiated.

Ikoyi offers an established ultra-prime residential address.

Victoria Island combines residential property with one of Lagos's most important commercial districts.

Oniru provides a highly connected residential environment between Victoria Island and Lekki Phase 1.

Eko Atlantic represents a newer, master-planned waterfront residential proposition.

Banana Island operates at the specialised upper end of the market, where property-specific characteristics become particularly important.

Lekki Phase 1 offers a broad spectrum of residential opportunities, with substantial differences between individual streets and developments.

There is therefore no single ‘Lagos luxury property price’. There are different markets within the market.
